What not to do when buying a home.

You are now preapproved to move forward and buy a house. If you do any of the following, you may not qualify. So from the time you were pre-approved to closing, don’t do any of these things.

  • Don’t buy a car or take out any loans. If you do, you will be incurring more debt which changes your credit score and your debt to income ratio
  • Don’t apply for new credit cards even if you don’t intend to use them. Every time you apply for a credit card it runs an inquiry on your credit, which can lower the credit score
  • Don’t cosign for anyone else. Just because you are not the primary signer, you will be held liable which counts as debt on your record
  • Don’t change jobs in the middle of the escrow
  • Don’t buy furniture
  • Don’t miss any credit card payments, loan payments, or any other monthly obligations. The lender will run a credit report just before closing and any late pays will show up.

If something comes up that is unavoidable, talk to your lender to determine what to do. You don't want to jeopardize the closing of your new home.
